I recently met a couple in their mid-forties, both employed, no kids. They’re looking to sell their modest 3 bedroom home and find something a little bigger, maybe a little better, with a bit more land.
Prior to meeting them to list their home, they had already spent several weeks searching MLS.ca web-site, only to find homes they liked already sold, listing agents not returning calls, or other frustrations. In all, a stressful time with constant let downs.
Good REALTORS will do everything within their power to make their clients feel at ease, and make home buying or selling as stress-free as possible. We discussed their wants and needs, including budget and commuting limitations, and I promised to find them their ‘perfect’ home.
Both individuals are hard working and commute fair distances each day into the city...at the end of that exhausting day, the last thing they want to do is drive around and look at house after house after house.
Representing them as a Buyer’s Agent, I spend my time reviewing the MLS, searching the available homes that meet all their requirements, and I pare it down to a couple dozen. Then I go and view each home without the client...this is a quick inspection appointment to determine its suitability. I send each house I visit to the clients, with my feedback on it. Now, I will have easily honed the list down to just a few homes for them to view....all of which meet or exceed their expectations.
Now when the appointments are made to view these “perfect” homes, the client is excited...perhaps even prepared to write an offer that evening because I’ve eliminated the unknown, the let downs, and the physiological stresses of searching themselves.
