Northwest of the University of Manitoba is Waverly Heights, a community built around several small lakes and a community centre. Waverley Heights is a neighborhood in South Winnipeg and is bordered on the north by Bishop Grandin Boulevard, on the west by Waverley Street, on the south by Bison Drive, and on the East by Pembina Highway. The first homes in Waverley Heights were built in 1974 and the last home was built in 2001.

For the lifestyle choice of condominiums, Waverley Heights offers many condo community choices, with styles to suit every taste and budget. They are located throughout the area with easy access to all the amenities and transportation offered in this neighbourhood.
There are two schools in Waverley Heights which are managed by the Pembina Trails School Division. There is one elementary school, Chancellor Elemntary (K-6) and one middle school, Arthur A. Leach School (7-9). For students attending high school there are options (find schools in your area). The University of Manitoba Campus is also less than five minutes away from Waverley Heights.
Pembina Highway is the main south Winnipeg shopping district with many stores along its length. Area residents shop at Pembina Village and Fort Richmond Plaza, and also head north to Pembina Crossing, which has a movie theatre.
This community has a number of small lakes in its area parks. The Waverley Heights Community Centreprovides indoor and outdoor recreation services all year around for the Waverley Heights neighbourhood. The U of M has several museums, including one for Entomology, Clothing & Textiles, and a stadium for collegiate games of the U of M Bisons. Not far to the Northwest is the Winnipeg Soccer Complex and the Soccer Spectrum. There is the Southwood Golf & Country Club just north of the campus, and Arnason’s Driving range just north of Bishop Grandin Blvd.
