Saskatoon Real Estate Market Review: November 7th

Things still aren’t slowing down in the Saskatoon real estate market despite the recent change in weather. Last week there were 103 sales reported to the local MLS in Saskatoon which is the second highest volume of home sales for the entire year. These numbers are 12 higher than last week and a whopping 35 more than the same period in 2010. New listings are also at a decent pace as 104 listings were placed on the Saskatoon MLS last week, which is 12 more than last week and 27 less than the same period last year. Historically speaking, the number of sales is typically considerably lower than the amount of listings over a week period. However we have witnessed for the last month that this trend isn’t the case. In total there are 1175 listings in Saskatoon at the moment (811 single family and 345 condominiums), whereas at this time last year there were 782 single family and 476 condominiums. The average price in Saskatoon currently sits very steady at just over $308,000 and the average selling price is $10,771 under asking.
