This one is special. It is hard to decide which feature is its best....the quiet location tucked away at the back of the complex...the northwest facing yard for sunshine most of the day...the renovations which go on and on...or all the square footage...hmmm.

The traditional floorplan features living, dining and kitchen on the main floor with bedrooms upstairs. There is a 2-piece powder room on the main floor for convenience. The townhouses come in a variety of styles. 10942 Ryan Road is located in one of the 8-unit buildings. These feature two breezeways with 4 units opening off each breezeway. This makes every unit feel like an end unit on the ground floor!

This is a pet friendly complex. There are no size or breed restrictions for dogs. If you would like to have more than one pet, council approval is necessary. The complex has no age restrictions. The bylaws do not allow rentals.

The flat roof was redone in 2003. More recently the complex has undergone a large upgrade to redo the mansard roof and to paint the exterior. The project was passed July 2012 and was financed via a 5-year loan. The loan payments are built into the maintenance fee and end on July 1, 2017. The owners waived the requirement for a depreciation report at the 2013 Annual General Meeting. The maintenance fee for this unit is $243.33/month.

Each unit comes with one assigned carport parking stall. Additional open parking is available on a first come basis. There is a carwash station and lots of visitor parking. In the parking stall, there is a storage bin for your garbage cans plus room for your recycling bin/green bin. The unit is on flat rate city water/sewer/garbage ($1331.62/year). The 2014 gross property taxes were $1310.65.
