This is one of those views...a view that will make your friends wish that they too lived in Southwater...a view that changes with the seasons....a view that you can enjoy from all your windows!

French doors lead out from your living room onto the 11'6 x 12 ft covered balcony which looks out at the lagoon, complex garden and beyond to the dyke. It is like having an extra room in your home. There is lots of space for your barbeque, and an assortment of furniture. Bring a table or set up an outdoor living room. Listen to the water feature. Relax! This is what it feels like to live in Steveston. Ahhhhh!

The unit is unique in that there is a firewall on one side and a stairwell on the other. This makes helps to make it even quieter. It is two doors down from the back elevator which leads down to the parking level. The unit comes with two side-by-side parking stalls which are limited common property (registered to the unit). Yes, you can even park in the middle of them! How luxurious!

Southwater was built in 1997 and consists of 129 units (128 residential strata lots and one commercial which is currently used as a daycare). The $277.80/month maintenance fee covers professional management by Wynford, a resident caretaker, gas for the fireplace (it is designed to heat the living room/dining room), endless hot water and facilities which include secure guest parking, a guest suite, a gym and a party room. New mailboxes were installed July 23, 2014. The complex completed its Depreciation Report (just released June 20, 2014). This report outlines future maintenance at the complex over the next 30 years. Two pets are allowed. Rentals are limited to 6 of the units and they are currently at the maximum number so the unit must be owner occupied. 

The unit has two full bathrooms -- there is a deep soaker tub in the main bathroom and a walk-in shower in the ensuite. The master has one very long wall which is perfect for house-size bedroom furniture (yes, a dresser and a chest will fit). The second bedroom is on the other side of the plan and has windows on two sides -- one looking out at the garden and the other looks into the balcony.

The galley kitchen has an oversize pass thru window which looks into the living room and dining room area. Bar stools could be set up on the dining room side of the pass thru window. The stacking washer/dryer stack in the closet at the end of the kitchen. It has room for pantry shelves or a small freezer or could be used for storage.
