Market stats, July 2009

A quick look at the market stats to this point in July shows a continued jump in the number of reported sales in the Fraser Valley Real Estate Board area, (Delta, Surrey, White Rock, Langley, Abbotsford and Mission). July 2009 to-date has recorded 1,813 sales, a whopping 70% increase over July 2008 and a 13 % increase compared to last month's healthy 1604 sales for the same number of recording days, (18). On the other hand, the number of new listings coming in for the same period is down 19% from July 2008, continuing a trend of fewer new listings that began back in January of this year.

What does all this mean to Sellers? Well, the market can no longer be called a Buyer's market. For the previous several months it has transitioned into a balanced market and now is edging toward a Seller's market. This is confirmed by reports of 'multiple offers' although that is not the norm across the market. Price is still an issue . . . good, solid, fact gathering and advice from your Realtor can really help when setting your asking price and that can make all the difference in whether your property is one of those generating a lot of interest.

To Buyers, again, your Realtor can help you sort out the good, bad and the ugly. And, if you do find something you like, the market would indicate that others will probably like it too so don't sit on it . . . get your offer in! The luxury of the waiting game, by most indications, is gone.
