You stage your home so that it offers maximum appeal to the largest number of potential buyers. I have already mentioned the need to declutter and depersonalize it so that buyers can better visualize themselves living in each room that they enter.

There are other deal killers though and here are a few examples.

1. Odors, the number 1 deal killer of sales

Have carpets, drapes and upholstery furniture professionally cleaned.

Do not allow smoking in the house.

No cooking in the kitchen that produces negative odors.

Musty odors should be aired out immediately and eliminated.

If freshly painted make sure the room is aired out to remove the smell.

Refrigerator odors have to be removed.


2. Pets: Many buyers are allergic to or afraid of pets.

Decide how you will handle this before an agent shows up at the door with a potential buyer.

Decide what you will do with your pets for a showing or open house.

Will you have somewhere you can keep your pet during the showing? Can it be outside?

Don’t let a barking dog greet the buyers.


3. Dirty kitchens and bathrooms

Buyers will be taking a close look at these two rooms.

Clean, clean, clean, especially if you are including appliances in the sale.

This includes cleaning not just the outside of appliances, but the insides too.

Also clean and keep spotless all counter tops and faucets
