The main floor master retreat has French doors leading out to the deck. It overlooks the water and has a nice sized walk in closet with window.
If you need to get some work done or require some quiet time, there is a lovely office or den at the front of the house right off of the large foyer. There is also a 2 piece powder room on the main floor.
There are two large bedrooms and a full bathroom on the second level complimented by a loft space overlooking the great room.
This waterfront treasure offers 250 feet of spectacular waterfront. This unique parcel of land consists of a full ownership of the beautiful home sitting on lot 14 which offers the lot size of 115 feet X 95.22 feet.
This small neighbourhood has a fascinating history. Five gentlemen that went to university together in the late 1930’s got together and purchased this property which has been lovingly referred to as “the Campus” for the last 80 plus years. They had rented the cottages for many summers and then after the war was over, a local cottager decided to sell the land to these fellows.
Each of the five owners involved owns the land that their cottages or homes sit on. The interesting piece is that five families own a share of the huge waterfront park which provides exclusive rights of use to the waterfront. They also own three other lots which were bought to ensure that the road remains private. The purpose was to prevent people from building across the road thus ensuring it remains the quiet little enclave that it is.
The benefit with regards to the waterfront park or “Campus” which is approximately 371 feet long and 250 feet on the water is the shared expenses. Each of the five owners share in the upkeep and the taxes making living on the water much more reasonable compared to what one would pay if they owned 250 feet on the water exclusively. At a cost of about $2,000 per year per owner, the taxes on the additional lots, the lawn maintenance, dock installation and road are maintained.
3859 Stonegate is the only home of the five that is used all year round. The rest come up in the summer and some properties are only used a few times a year. This home is situated directly in front of the waterfront park so it enjoys the incredible views with no obstructions. Another benefit is that it will always remain the way it is. No one could ever build on this park so it is totally protected.
The lower level is unfinished. It offers plenty of space for storage and a blank canvas if one wishes to finish it.
