OLD vs NEW Neighbourhoods

THE COMPLAINT OF NEW SUBDIVISIONS

The most often heard complaints of home buyers is the size of the yards, lack of privacy, and the neighbourhood congestion of the newer subdivisions. 

 It is often difficult to find parking in the evening and weekends when everyone in the neighbourhood is off work.  In the winter months it is extra difficult with snow accumulations often left to one side of the street, and decreasing even further available parking.

With narrow lots (and lots of them) there is a challenge to have privacy when trying to enjoy your back yard or deck.  Often decks are side by side and at the same height from one home to the next.  I have had clients sometimes count how many decks they could see from the rear door of the property they were looking at.

With the immature or non-existent landscaping of these subdivisions, the vistas can be quite ' blah'.  Lots of pressure treated decks, fences, and neutral vinyl siding!

This home is situated on a 55 x 135 ft lot AND across from a park.  The neighbourhood has vistas of mature towering trees, both evergreens and deciduous.  With the large yards and mature landscaping, there is a sense of privacy and nature. 

The 55 ft frontage in itself provides extra street parking out front, but with the park across the street there is more parking that one would ever require.  The rear lane is paved and provides easy access to the garage and extra cement parking pads.  

This home has seen significant upgrades over the years (siding, shingles, insulation, windows, furnace, hot water tanks, walkways, bathrooms) and so it has many of the benefits that newer homes boast, with the charm and efficient home design of earlier years.
