Hello everyone, I trust you all had a wonderful Christmas and survived the New Year celebration. I would like to take this opportunity to wish you all a wonderful and prosperous 2010. Personally 2009 was one to forget in my life and I could not wait for the fresh start a new year brings. A fresh start, a new beginning. What are your goals? What would like see happen in your life this year? We all have our ambitions and I hope you avhieve all yours.
2009 was an ok year in real estate. We definitely went back to a buyers market after a few years of the chaos of the sellers market. In 2009 about half the houses that were put on the market sold, yes only half. The rest were either taken off or are still available. Below are the numbers for each category
Total listed in Red Deer for 2009 - 3148
Total that are still listed - 394 (13%)
Total that have offers right now - 19 (1%)
Total that have sold - 1572 (50%)
Total amount that did not sell - 1163 (37%)
So why did some sell and others did not. A home sells for two reasons:
1. Price - if a home is overpriced it will not sell. When I do a market evaluation I price your house on where the market is today, the condition of your home and location.
2. Marketing - Marketing is where good realtors sell your home quicker than the others. Sticking a sign on your lawn and waiting for the phone to ring is not good enough anymore. I market each listing 10 different ways. I want as many people to know of your home as quickly as I can. I want your home sold within the first month.
Those are the two reasons why your home will sell. I am always available to my clients and any new clients to talk.
