I know you probably do not want to hear this but winter is again upon us. Halloween is over, the snow will start soon.
Most people believe that winter is a bad time to sell your home. I disagree for two reasons.
First there is less competition, in spring there will be more houses available so right now and in the next four months your competition will be waiting to try to sell. In that time you can have your house sold and be in your new home.
Second the buyers that are looking right now are serioius, only serious buyers look in the winter. In spring you may have 25-30 viewings before you sell, winter that number is cut in half. Less viewings means less stress on you.
The housing market in Central Alberta is still doing ok. Sales are happening. Houses that are priced at fair market value or slightly below do sell.
So whats stopping you from selling now?
Are you waiting for the spring market?
What are prices going to do in the spring? Go Up? Go Down?
How much price fluctuation do you expect?
I can only see today not the future. This past 6 months only 1 in 3 houses that are listed on MLS sell. So if there are 900 houses listed in any given month only 300 of them will sell. If there are only 500 homes listed in the winter you have less competition for your sale by people who are very serious about having a new home.
Houses that are listed today have a better chance of selling than in the spring.
