Preparing Your House for Sell

Are you thinking of selling your house? You need to know how to impress potential buyers. Here are some tips:

Work in partnership with a Realtor who is professional, mature, knowledgeable, trustworthy and honest. Make sure it's not just a numbers game for him/her. Sometimes it's better to work with a Realtor who can provide you with more of their time and personalized service.

Make sure your home is priced right. Your Realtor can help you determine the right price.

Ask your Realtor for details on how the home will be marketed for sale.

The photgraphs your Realtor submits to websites must be highly professional and highlight the distinct features of the home. Ask him/her to take pics in the evening with the lights on inside the house as well as any outdoor or garden lights, pool lights, etc. Lighting gives a warm, welcoming feel.

Be objective. Step back and view your house as a stranger might see it. A shabby looking home is not acceptable.

Clear away the clutter. Even items such as family photographs make people feel like strangers in it. They must be able to imagine themselves in it and feel that it could be home to them.

Put away extra items into storage during the period you are selling your house. Leave only the items that you really need and those that enhance the look of the house.

Everything needs to be clean at all times: clean carpets/floors, clean kitchen, clean washroom, tidy rooms, fresh paint and a tended garden.

Most fixtures (electrical or other) that are on display when your buyer signs on the offer have to remain in place...unless it is specified in writing on the listing and in the signed agreement. Best remove everything you intend to take with you before your house goes on display.
