When you are planning to put your home on the market take some time to walk around inside and out and make a list of all the things that catch your eye which require some attention. A rule of thumb is
if it catches your eye fix it.
Some examples of typical things;
Outdoors: clearing eves-troughs of leaves and debris, make sure downspouts are attached and draining away from the foundation, remove any items cluttering the yard, touch up or paint doors, windows and trim.
Indoors: store any items cluttering rooms, clean carpets and floors, caulk shower stall, check for plumbing leaks and repair, patch holes and cracks in walls, touch up or paint rooms if looking rough (use light neutral colours).
Small things add up in the mind of a potential buyer and the cost/time to do repairs usually result a negative adjustment in their offer and less money for you.
