Risk the SPIS?
Many REALTORS suggest their seller clients fill out a Seller Property Information Statement (SPIS) when they list a property. Although the intent of the SPIS is to provide information to prospective buyers it can be held as evidence and has some serious pitfalls for homeowners as the attached link describes in detail. I have bee recommending fo years that my clients don't provide this information and have never had a buyer back away from a property that doesn't have a SPS completed.
