In 2008 I started tracking exactly what happens in our area from year
to year, and Debbie and I have found the results to be rather interesting.
In the POWASSAN, TROUT CREEK, CHISHOLM, & NIPISSING
area, every year for the past 5 years we saw either 70,71 or 72 single family
homes sold in this area. This past year of 2013 the number was down to 61,
however the average price increased slightly from $189,900 in 2012 to
$193,900 in 2013.
The biggest change we saw was that 7 cottages in the area sold, which is
the highest number since we started tracking this in 2008 (the year
waterfront took its plunge). These 7 cottages averaged $181,750 in price.
We certainly were encouraged to see our waterfront listings selling.
All in all the stats are encouraging and show us that our market is very stable
from year to year in our area and people continue to seek it out as a desirable
place to live. The listings we had carried over the winter are now selling and
we are ready to restock our active listings.
