Sun Rivers in Kamloops BC

Sun Rivers is a beautiful leasehold development just on the edge of the city of Kamloops. Most people get a bad feeling in their stomach when thinking about buying into a leasehold property.  Each leasehold can be completely different from the other. The leasehold in Sun Rivers is an agreement between the Crown and the Kamloops Indian Band (KIB).  In 1991 the idea of developing this scenic 450 acres of land was hatched and by 1997 an agreement between the Crown and the Kamloops Indian band was given.  This allowed about 10 major investors to start developing this land with the quarantee of 20 years for build out plus another 99 year lease.

14 years later Sun Rivers is well on its way to becoming the 2000 (2500 suite including hotel) door community it is hoping to become. A community that Kamloopians, Albertans, and Ontarians call home for at least part of the year. Homes here are built extremely well with guidelines in place to keep it quality high. Some communities come with property management that includes landscaping.  The water and sewer is treated with a plant that was made specifically for Sun Rivers and all of the Garbage is picked up and recycled by the KIB. Another environmental note is that every property in Sun Rivers has Geothermal heating and cooling, it is manditory.  But buyers don't pay a large initial investment to install the Geothermal insfrastructure. A company will install it for you and charge a small fee per month (~$50 depending on size of property) for usuage. There are two lines of water going to each property -filtered for the inside and unfiltered for the outside. Property taxes are paid to the KIB instead of the City of Kamloops and in return the KIB provides for the above mentioned services and policing, schooling, etc.

Did I mention there is a Golf Course in Sun Rivers? It is independently owned. Many homes back on to the golf course that has won many awards for its design.  Don't worry about it being too crowded with locals because 70% of owners in Sun Rivers don't actually play golf.

There are many perks to living in Sun Rivers and most of those reason have to do with its great area, quality of life and proximity to the downtown core. These properties are completely mortgageable but rarely does a buyer have a high ratio mortgage on their home. Investors, doctors, successful business people love to live in Sun Rivers.  To get a better idea here is my Youtube Video of the area:
