You want your home to look its best, but you do not want o spend time and money on the wrong kind of work. You want to set a price that will catch buyer's interest, but you also want to get what your house is worth. Even if you do not plan to put your home on the market immediately, this may be a good time to contact a real estate agent to help you prepare.
After years of a sellers' market in Nova Scotia, we are seeing a more balanced market at the present time, says Robert Wambolt, president of the Nova Scotia Association of REALTORS®.

You get the services of a professional who can go through you home with you and make recommendations about changes, repairs or renovations that may add value to your home or increase buyer's interest. When it comes to figuring out what your house is worth, a Realtor can access background information and details about home sales in your area to help determine the right price for your home. You also can discuss additional possibilities that may attract buyers, such as including appliances. If you have other items that you do not wish to move, you may want to consider offering them to or using them in the negotiation process.
Are you planning to repaint before placing you home on the market? The association suggests neutral colors in the room. You home may appear larger too. If you give the walls a fresh coat of paint, it is a good idea to do t he ceilings, doors and trim as well. Of course, you will want to give your home a thorough, cleaning and do your best to de-clutter. For example, clear off the kitchen countertop, removing appliances and items that you do not really need. Also go throughout the house and pack up items that you will not be using. You want your home to appear open and bright. Consider rearranging furniture to make each room look its best. Perhaps add fresh flowers in some rooms. The exterior of your home will need cleaning and de-cluttering too.
As soon as the weather cooperates, trim trees and bushes, and add splashes of color with flowers.
