Are you green?

How green is your house? How green is your wallet?

With more and more people becoming conscious about how energy efficiency in their home can save their wallets, I figure there are a few things that you might do well to be aware of.

You might wonder how your home is costing you money by being inefficient. Here are a few things to look out for in general:

  1.  Air Leaks
    1. huge heat loss/absorption
      1. check seal around windows
      2. check seal around doors
  2. Windows and Doors
    1. Up to 25% of heat loss
    2. Tissue test (hold a piece of tissue near seals to see if they leak)
    3. HE installations (tint windows)
      1. Save on a/c and heating
    4. Update weather stripping
  3. Colour
    1. Heat absorption (darker = hotter)
      1. Darker can lead to cracking
      2. Darker = higher maintenance

Going inside the home, there are a few things that we can do to green our homes:

  1. Furnace
    1. Upgrade to HE efficient with central air built in
    2. Avoid use of electric baseboards
  2. Hot Water Tank
    1. Upgrade to HE efficient
    2. Tankless is more efficient and requires less constant heating (vs tanks)
  3. Lights
    1. Switch over to LED
    2. Lower cost to operate = savings
    3. LED lights last longer

There are also some additional perks to “going green”, such as:

  1. Insurance incentives:
    1. CMHC and Genworth offer a 10% refund of insurance premium
  2. Bank incentives:
    1. TD, BMO, RBC offer discounts off mortgage rate
    2. Bank rebates on energy assessments
  3. Provincial Perks:
    1. BC Hydro offers monetary rebates for different green initiatives
    2. Live Smart BC has rebates available as well
    3. Fortis BC offers rebates on different electric and gas upgrades and maintenance efforts

With there being minimal to no down-side to making your home more efficient, the real question becomes, what are you waiting for?
