April in Review

Welcome back to my monthly blog.

April has been a busy month with finishing up work ­with buyers and meeting with sellers who are thinking about selling their properties this spring or later this year. My primary focus this spring has been working with expired listings - sellers which­ have been on the market in recent past and expired, or sellers currently on the market ­attempting to sell privately.­

The predominant question for both parties is "Why has my house not sold and what do we do next"­

First thing is first, call me, your REALTOR® friend. I know what most of you are thinking "yeah right, typical sales talk" My answer to that is, the­ most optimal­ way for me to help you is to know exactly ­what ­you need and want.­ I do that­ by first meeting­ you, listening­ to you,­ discussing ­your situation and­ what it is­ you've done thus far. While I know what buyers want when searching for homes,­ our meeting will­ enable­ me to know what you as the seller want, so that I can develop an appropriate marketing approach to attract the kind of buyers you need. While taking everything into account, I will take a really good look at your home; it's layout, traffic flow, improvements, decor, furniture set up, ect. Once this is complete, I will­ provide­ you with the most sincere and constructive feedback to help you make the right decision; this will include an honest price analysis, any necessary improvements, marketing strategy, and best­ presentation of the property. I­ will also provide you with possible ­options for your situation and you'll be in a strong position to make ­an informed decision about moving forward.­­­
