1) MORTGAGE BROKER - Mortgage Brokers work for YOU. They help arrange pre-approvals, and get you better prepared. Mortgage brokers have first-hand knowledge of all the different sources of funds that may be available to you, and will help identify which mortgage will cost you the least and suit your needs. They work on your behalf usually at no cost to you and are paid by the institution that provides the mortgage loan.
2) REALTOR® - Contact a REALTOR! We will help you identify your housing needs, and therefore lead you to a house best suited for you. We have knowledge of all the city & rural communities/neighbourhoods, access to comparable properties that have sold to help determine market value, active & past statistics, and many other great resources! We will help you determine what you should buy, if you are in fact ready to buy, what you can afford, and lead you to other reputable professionals to complete financing and legal closing. A REALTOR® works for you and your best interests!
3) HOME INSPECTOR - Take the opportunity to learn MORE about that house you are buying. A CAHPI (Canadian Association of Home and Property Inspectors) certified home-inspector will provide an objective, independent, and comprehensive analysis of the home and its major systems. These are highly specialized professionals you do not want to leave out of the home-buying process!
4) LAWYER - Choose a REAL ESTATE LAWYER; someone who practices real estate law on a daily basis. A lawyer will work on your behalf and make sure the process closes smoothly, with all your interests protected.
