Okanagan, Shuswap Housing Market is Slowing for the Season

There are 2 distinct cycles in any Real Estate market. The first is the general 9 to 12 year cycle that the market seems to follow fairly closely. The second is the annual fluctuations based on the seasons and what consumers are doing. When the weather breaks in the spring the inventory of homes for sale rises and the sales activity tends to rise as well. Spring in the Okanagan, Shuswap Real Estate market tends to start early because the weather breaks early. Usually by the first week in March the sun is out, it is warming up and the buyers are out looking for their new home. This time of year it is winding down. We are going into the slow time of the year. It gets darker earlier and the people who are out looking at houses from here to the end January are those that have a high motivation to move. For instance, people who have already sold their house or they are transferred. Our statistics for the October housing market in the Okanagan Shuswap are showing this trend. When we look at month over month comparisons we are still substantially ahead of last year.However, there is no question that Santa is on his way.
