CENTURY 21 real estate professionals provide comprehensive services that take the anxiety out of buying a home and give you the peace of mind you deserve.

How Much Can You Afford?
Purchasing a new home is one of life's most exciting but challenging experiences. The more
prepared and organized you are, the less overwhelming this process will be. Knowing what you
can afford at the onset of the home buying process can save you time by keeping your search in a
realistic price range.
Give yourself the edge that you need with a pre-approved mortgage. Already having your
financing options in place, knowing your monthly payment and holding your interest rate can take
much of the anxiety out of the home buying process so that you may concentrate on finding the
perfect home.

What Type of Down Payment Will You Need?
Although buyers can now purchase a home with as little as 0% down, any mortgage with a loanto-
value of more than 75% will need to have Mortgage Default Insurance in place.
Arrange for a Home Inspection
Purchasing a home will be one of the most significant financial commitments that you will make.
Along with the consideration of price, size, location and floor plan of the home, you must also
consider the soundness of the home.
Arranging for a home inspection will help you to determine the mechanical and structural stability
of your home. The home inspector will be able to outline any repairs that may be needed and what
you can reasonably anticipate in the way of costs.

One more way that I will take the anxiety out of buying a home.

Do you know how much money will be needed in order to close your deal? Besides the basic purchase price, buyers face legal fees (plus GST) and disbursements (plus GST), which are the out-of pocket expenses a lawyer/notary incurs. Then there are closing adjustments with the seller - taxes, rental income, condominium maintenance, and some utility charges. And don't forget about the costs of arranging a new mortgage which can include application and appraisal fees. For a resale home, these "extras" can easily add 1½% to 2% onto the basic purchase price.

Do you know what needs to be done after the deal is closed? Once your offer has been accepted the work has just begun. Future steps include arranging for monthly mortgage payments and property taxes, finding the right insurance coverage, transferring your utilities and arranging for your move, among others.

Avoid any surprises by having me guide you through the necessary steps. Rely on my expert advice to keep you informed and prepared. It's just one more way that I take the anxiety out of buying a home.
