2011 market expectations

I feel the frustration of buyers who arrive in Estevan for work and CAN'T FIND ANYTHING!  A growing, prosperous city is rarely in perfect balance.  Residential lots - single family or multi-family - are gobbled up as quickly as they come available.  Vacany rates are at near zero, and the apartments currently under construction are months away from ready.   Even homes for sale are becoming scarce.  I don't expect much to change in the next few months, although if I were a renter, in a position to buy, I'd probably do just that.  Interest rates are still at record lows, and prices, despite the fact that we have little available, have remained fairly flat.  If you aren't working with an agent - choose one.  Otherwise, that house you see on-line, or the FOR SALE sign you see on the way home from work, may be gone by time you send the e-mail or make that call.  We have buyers waiting for certain types of homes in certain price ranges, and we call them FIRST when a new listing hits our desks - which is often before it hits the web or a sign goes on the lawn.  Check us out on-line and choose an agent you'd feel comfortable working with...and then YOU will be the first person to hear about that new listing that's just right for you.
