Just like every seller, every property is unique and needs a customized approach, but here is some general information about our Preferred Seller Package:

Services:

I do professional market research to help you understand pricing, value, and timing so you can list your property in the context of the market and your goals.

I work with you to create a listing contract and assemble other required documents.

I will provide you with some tips on making your property more attractive for the market.

I will measure your property in accordance with industry standards (RMS) for the listing.

I will provide you with photography that will show your property in the best light.

I will guide you through the process, from start to close, and be there for all the little questions that pop up along the way.

I will provide you with regular updates on activity on your listing and marketing.

And most importantly:

I will work to negotiate the best terms for you during the offer process.

 

AND, then there is Marketing…

 

Our marketing strategy has three components:

On-Line

Your property is listed on both the Red Deer and Calgary Real Estate Boards so realtors from both market areas have direct access.  This, in turn, creates two listings for the general public to access on realtor.ca.  In some cases, we can use this opportunity to post the property in different categories, if appropriate.

It is listed on our Century 21 site with its own property page. This site is viewed around the world

It is featured on my own website at lindeburgh.com

If you google your listing number (CAXXXXXX) a few days after it is posted, you will see some of the third party real estate sites it is pushed out to through our system.

The kijiji ad appears in various platforms as well and is updated monthly.

It is featured in rotation on both the Century21 Westcountry Sundre Facebook page as well as my real estate Facebook page.

Paper

Your property is featured in an ad in our lobby, shared with the restaurant.

It is included in our “Current Listings” handout that is available in the lobby and some other venues in the Sundre area.

It is featured through a rotation system in our ads in the Mountainview Gazette and other print venues.

On the Ground

A prominent sign is placed on the property.

If appropriate, we will provide you with a binder of feature sheets and other information that can be left out in the house for buyers to view.

Where applicable, we will provide and distribute additional feature sheets and flyers to find buyers.
