4 Tips for Buyers

  1. Get your credit in shape. If you need to finance your next home, you should check your credit history. Credit is more important these days then in the past. This will allow you to correct any errors and boost your credit score. You can order your free report from Equifax Canada or TransUnion Canada.
  2. Get Pre-Approved. Its important to speak to a lender early in the process who will look at you financial picture and give you a clearer idea of what you can afford.
  3. Make a list. Buying a home is a process of elimination, not a process of selection. Make a list of your homes must haves and deal breakers. This will help you and your Realtor to narrow down the search.
  4. Think about resale. While you may buy your home as a long term investment, you may decide to sell it one day. Consider the resale value when looking at properties. I always ask my clients to think about if something was to change, what would this house be worth in 2 years?

4 Tips for Sellers

  1. Clear the clutter. Before you put your home on the market, clear out the clutter that has gathered over the years. Do one room at a time and decide whether to keep, toss or donate.
  2. Research the local market. Knowing how much the homes in your area are selling for and how long they were on the market for, will help you gauge the sale of your home. A Realtor will have all this information at their fingertips and be able to go into detail with you.
  3. Repair and improve. Boost your homes curb appeal by doing minor repairs and improvements inside the home and out. Do all necessary repairs, paint a neutral color if needed. Don't forget to CLEAN... buyers want to see a home at its best. Again a Realtor can help guide you in what is beneficial to sale.
  4. Be Realistic. Its good to have a feel for the area, be realistic about the selling process. Having realistic expectations for your home will help to relieve some of the stress.
