Today's real estate market is truly an exciting one for sellers & is proving to be a challenging one for both buyers and their realtors. Our current lack of available homes to purchase is still, in some neighborhoods, creating an environment for the home seller to entertain more that one offer and is pushing some home buyers out of those neighborhoods because they can no longer qualify for a mortgage. Again in 2015, "sold signs" are being attached to the seller's lawn sign almost overnight.
Buyers are still enjoying historically low interest rates but for how much longer. Our federal government is frequently re-evaluating the interest rate & continues to increase the "conditions" all lenders must follow when providing mortgages. The constant threat of rising interest rates and more rigged mortgage rules coupled with increasing home purchase price are creating a number of challenges for home buyers. These challenges sometimes filter thru to the seller in the form of failed closings or deferred closing dates.
