What Offer is the Best Offer?

Often times I run across this question from home owners looking to sell.  We've all heard it said, that the first offer is usually the best one.  But is this true?

Yes and No!  It really depends on the situation, and let me tell you, every single one is different!

If you've just listed your home and get an offer right away, close to or for asking price, should you accept, or wait and see? If you wait, it could backfire, I've seen it time and time again, where an offer is rejected and later they end up selling the home for less than the original offer!  

There's also some added benefits to accepting that offer right away (obviously your Realtor would negotiate it until you were satisfied with the price and terms!), no more keeping the house clean while showings are going on, schedules are no longer interrupted, you have an end date to prepare for, and... YOUR HOUSE IS SOLD!

Basically, at the end of the day, it's you're call.  You have to be happy with the offer!  And, make sure you've got a great Realtor® to help you make the right choice!!! (ps I know a good one!)
