Rent To Own

For those that aren't selling at the price that you want, Rent-to-Own may be an option for you.  This gives the owner a chance to have it rented out to a family with a homeowner mentality rather than a renters mentality.  You get upfront downpayment to cover at least a few months expenses if they were to default on payments but this shouldn't happen as long as you pre-qualify them in advance.  This Option Consideration (better known as a down payment) is non-refundable if they change their mind.  If they choose to walk away from the deal in a year or two, you have made some really good cash flow as well as made some good equity and you can start all over with another rent to own buyer.
