  WHAT WILL YOUR NEXT HOME BE LIKE?

ARE YOU CONSIDERING A RESALE OR A BUILDING A NEW HOME?

 RESALE ~ ADVANTAGES AND DISADVANTAGES

 ~ The biggest advantage is you are moving into an established neighbourhood with completed landscaping, lawns and trees. You will have no construction around you to deal with.

~Hopefully you find the home of your dreams but you will have to make some compromises and live with the previous owners finishes and colour choices or change them to your own liking.

~ Vendors asking price is almost always negotiable unlike the builders list price which is usually firm.

~Some maintenance issues may need immediate attention depending on the condition of the resale. i.e. a new roof

~ Things like landscaping, a paved drive or a finished basement are more likely to be completed in a resale. A new build may require these items to be completed after purchase.

~Some older homes may be less energy efficient and require updates such as insulation, windows, furnace and air conditioning.

~Older homes generally have less modern conveniences to offer a busy families needs.

~ There are many location options depending on your needs and desire to be near certain ammenities.

 

 NEW BUILD ~ ADVANTAGES AND DISADVANTAGES

 ~ The primary advantage is the ability to design and plan your dream home the way you want it from start to finish. You get to choose your own finishes, fixtures and colours.

~A new home will generally cost more than a resale - remember you have HST and Tarion New Home Warranty to include in the price (some builders pricing include these costs).

~You may be living in a developing area with on-going construction activity around you.

~ You need to consider the additional costs such as landscaping, fencing and paving a drive.

~Although all homes require maintenance you will not need to worry about major repairs for many years.

~ New homes will generally have more modern conveniences and can be more functional for your families needs.

~If your builder is registered with Tarion (most are) your new home will come with a Tarion New Home Warranty giving you piece of mind.

~ Land to support new-home developments are usually located on the outskirts of town so you will need to research future developments for access to ammenities etc.

~A new Energy Star Qualified home offers your family a comfortable healthy home. Increased energy savings keeping money in your pocket and is more responsible to the environment.

~PERSONAL BACKGROUND AND INTERESTS~

My husband and I have lived in Oxford County for the past 25 years and enjoy raising our family here.  Although we are not a large family it is a busy time as our family has grown to include four Grandchildren.  Had I known Grandchildren would be so much fun I would have considered having more children! 

Woodstock has much to offer as far as ammenities go but still has some of the small town feel that people love.  This makes it a great choice for raising a busy family. I love the fact we have a popular gym here in two locations. Plenty of options for shopping for groceries, clothing and household. If you don't find what your looking for here Woodstock is quite central and some of the bigger centers are a quick drive to get to ~ London, Kitchener etc.  Woodstock is also a great location if you are in the transportation business with quick access to the 401/403. My husband has had a trucking business for the past 25 years and this is one of the reasons we chose this area.

 Balancing work, family and personal interests definitely keeps me very busy.  There is always lots to do but that is the joy of it.
