Real estate market springing up in Barrie

More than just the earliest crocuses are popping up. House prices are beginning to rise.

“The spring market is definitely upon us. In March we saw increases in average selling prices across neighbourhoods and property types,” said Bruce Shipley, Barrie and District Association of Realtors’ president.

In Barrie, prices rose four per cent in March over March 2014, which brings the average selling price for a detached home to $365,615.

Townhouses, linked homes and semi-detached homes sold at an average price of $258,493 last month, which is also up four per cent over a year ago.

Condos, however, aren’t selling quite as well. Prices dropped two per cent from March 2014, and the average year-to-date selling price is $206,217.

Outside Barrie, prices are higher.

The strongest performance was in Springwater, followed by Essa.

Home prices in Springwater shot up 20 per cent over a year ago, to $553,933.

In Essa, the average sale price rose 12 per cent over March 2014 levels, to $374,960 last month.

In Innisfil, detached homes sold for an average of $388,350 in March, which is also up four per cent over a year ago, while in Oro-Medonte, the average selling price was $430,805, also up four per cent.
