Our fall slow down has finally started in Metro Moncton, but it is still pretty good. MLS report from the GMRGM show that the average sale price is up 3.8% to $173,079. October continued to show strength as we move through our fall market. Although there are a few signs of activity slowing down a bit, October was still a very good month at the Moncton Board. Dollar volume YTD was up 7%, the dollar volume for October 2011 vs Oct 2010 was up 5% and the total number of units sold was up 3% for the month and the YTD.

This past weekend, July 8th to 10th, over 2000 beautifully buffed, polished and pampered vehicles came once to Moncton once again. My wife and I try to take an extended lunch hour on Friday to take advantage of all the cars being displayed on Main St. They shut down a portion of Main St. all day Friday and park the cars all along road and people just mill about. I have seen a number of purchasers get scared off of buying a home because of vermiculite insulation in the attic or, because the house had asbestos siding. Some inspectors are even flagging VA or vinyl asbestos floor tiles as being as issue. Good news folks, like UFFI and aluminum wiring, its a case of a little concern being blown all out of proportion.

We have received the Moncton Board stats and, as expected, they are a big improvement over March. Number of sales for the month is up 11% over April 2010, the dollar volume is up 17%, which has put our year-to-date numbers into the positivies (finally) at 1%. Average saleprice is now $169,754, up 0.5% over the same time in 2010.

Over 400 REALTORS ® met over the weekend at the Canadian Real Estate Association’s (CREA) AGM in Ottawa. The majority were members of the various local and Provincial Real Estate Boards and Associations from across the country. As 1st VP of NBREA, I attended along with the President.

We had a visit from a very special guest at our sales meetin gon Tuesday morning. Noah, who is 10, is the Provincial Ambassitor for Easter Seals.
