As a first time home buyer one of the first things you should be doing is getting pre-approved. It is a good idea to contact your lender or Mortgage Broker they will also help you look at closing costs as well as what the long term cost of the loan is. How much of a down payment you will require plays into the process as well. There could be other options available as well, using your RRSP'S and not having to pay the Property Transfer tax for example.Once you have been pre-approved then you can begin the shopping process that is when it is a good time to choose an Agent to work for you and with you. Choosing someone who is knowledgable of the area can go a long way in saving you time, another important point to remember is that with the MLS system you can work with a Realtor who can show and provide you information on all listings regardless with who the property is listed with. Choose a Realtor who you will be comfortable with and you feel you can work with, commit to them and they in turn will commit to you. Don't be afraid to ask questions! Make your Realtor aware of what your lifestyle is like and what features are important to you. Factor in such things as taxes, insurance and if you are looking in a strata, strata fees, mobile home park then there would be pad rental. Think about resale before you buy, chances are this is a starter home and you may want to buy up at some point. And of course location! Most important which goes back to your lifestyle not only now but in the near future. Having things well thought out can make home buying less stressful and more enjoyable!
