Selling your home

So you have made the decision to sell your home, usually a difficult decision as there is a lot of emotion and memories tied to your home, and it is usually your biggest investment. The first thing is to decide whether you are going to list with a Real Estate company or sell it on your own. If you do decide to sell using an agent then comes the question who do I go with? Sometimes family or friends will recommend an agent that they have worked with in the past and been happy with. Sometimes you may decide to interview agents and make your determination from there. The biggest thing is to pick someone who you are comfortable with, who is knowledgable about your neighborhood and who listens to what you have to say and what your expectations are. Too many times people will base their decision on either price or lower commission only to be disapointed with the level of service and knowledge of the agent they have chosen. Communication is paramount once you have chosen to work with someone, if your agent hasn't called in sometime don't hesitate to pick up the phone or email and ask for an update. If your agent suggest a listing price listen to what she/he has proposed and the reasons behind it, don't base your price on what the neighbours are selling their place for or what you feel you need in order to buy elsewhere this does not set or determine the market. make your home inside & out presentable, fresh paint in neutral colours goes a long ways and getting rid of clutter helps potential Buyers to imagine their furnishings and belongings in the home. Be flexable, not always easy but not every Buyer is thinking ahead and planning on viewing property at a specified date and time. Be patient the economy is gaining strength but Buyers are cautious and need to see value for the dollar. Buyers like Sellers are educated mainly as a result of the internet and having information at their fingertips. Too many times we hear "I'm not going to give it away, or they can make an offer, or I am not in a hurry" perhaps now is not the time to be listed if you are experiancing these kind of thoughts, no one is suggesting you give it away but on the same token a Buyer does not want to overpay for a property and if they need financing an appraiser will use a lot of the same information that the agent has to arrive at a price for your property.If the value is not there the bank will not lend the funds.I think sometimes we are too Canadian and most Buyers will not make what they consider an insulting offer to the Seller they will just bypass the property. Price is your best tool and is what initially attracts a Buyer put it to work for you, and remember it is all relative if prices are lower in your market area chances are they are lower where you intend to go as well.
