Recreational Market North Shuswap

The recreational market in the North Shuswap has suffered with the downturn in the market & yet there are some really good properties to be had. Waterfront is down anywhere from 30-40% & there are some very nice choices available. The little cottage off the lake has been reduced as well and where else near a beautiful lake can you buy a great building lot under $30,000, with a view of the lake you are typically looking at around $40,000. These & many other properties are available & the smart buyer is getting in while the choice is great ,prices are down and interest rates are still low. Call me today to further discuss the great opportunities available in the beautiful North Shuswap

Viva Las Vegas winners

During 2010 the Realtors of Century 21 Lakeside Realty Scotch Creek & Sorrento ran a promotion. If a client bought or listed tthrough our company they were entered into the draw to win a trip for two to las Vegas. The lucky winner in the Scotch Creek office was Colin Heidel who listed his property using me as his Realtor. In the Sorrento office Dean & Lynda Wood were the lucky winners. They purchased a home using Bev Burk as their Realtor. Congratulations to our winners and thanks for choosing us as your Realtors.

Shoulda, Woulda, Coulda!

How many times have you heard or even said it yourself, I should of bought that property, or I would of bought or I could of bought that property back when it was dirt cheap and if I knew that it would be worth what it is today!! I am sure many many times. You could belong to the Woulda, Coulda, Shoulda club! But you have a lot of company, friends, family members, co-workers all have membership in this club. I believe in the next few years membership will grow. Right now conditions are optimum for buying, interest rates remain at an all time low. In some markets property prices have come down 20-30%, especially in our area of recreational property. Buyers who can buy should! Buyers who are waiting for it to go lower may be surprised when they have missed it and by the time they realize it prices are back up. These are your Would have Buyers, had I known that it was going back up I woulda bought! In the next 3-5 years we are going to hear from the Buyers who say I coulda bought waterfront under a million...that time is NOW! So the decsion is yours which club will you belong to?

For sale by owner...a good decision?

A property sold recently that was for sale by owner, it had previously been listed and had not sold in part due to the fact that it was Vendor priced. Too many people assume incorrectly that if a property is for sale by owner that they are getting a deal. The For sale by owner Seller must be pricing it cheaper as they are not having to pay a Realtors® commission. Not always so, in fact most times the Realtor® has told the Seller that there is nothing to support the price they are asking, still they put it out there most times at a high price and an unsuspecting Buyer comes along and pays more or buys a lesser property than what he could have purchased. The unsuspecting Buyer may also not be aware of zoning, building schemes, permits & changes in the area that they have just purchased. After a sale we have had new owners show up requesting plot plans & other information. It is also astounding how many will purchase without having the necessary inspections done such as building or septic which then can lead to costly problems after the fact, or they had no knowledge that an easement or right of way, or restricted covenant was registered on title and as such may prevent them from doing certain things on the property. You can buy a For sale by owner using a Realtor® to protect your interests and it is a good idea to do so. The Realtor® can provide you with current sale information so you can make an informed purchase, names of inspectors so you can make a safe purchase, and piece of mind that your interests are being taken care of.
