"EGRESS" Windows you say?....well this is all about your Bedroom Windows. So here's the dibs on bedroom windows meeting Egress or exiting ability's during an emergency. This comes in to play with a lot of bedroom windows, especially in the basement. You may be surprised to see in many homes, even the upstairs windows don't comply under these conditions so Caveat Emptor....or Buyer Beware~...here's the rules!
"Except where the suite is sprinklered, each bedroom or combination bedroom shall have at least one outside window or exterior door operable from the inside without the use of keys, tools or special knowledge and without the removal of sashes or hardware.
The window referred to in Sentence (1) shall provide an unobstructed opening of not less than 0.35 m2 or 3.7 sq. ft. in area with no dimension less than 380 mm or 15 inches, and maintain the required opening during an emergency without the need for additional support."
Dan, "the Man with a Plan" says it's important to note with any window company doing up a quote for windows to be aware of what windows are gonna be used in the "bedrooms", so they can comply with Egress. Wanna turn a basement opening into legit space for a window, NO Problem. Just time and money! Oh and some specialized equipment, i.e. a concrete cutting wet saw to do the job to comply with the above noted. Also to consider are window wells and attics for proper Egress suggestions & sizes needed to pass Code.
