Thinking of buying?

When it comes time to buy, sit down with your realtor and establish these three categories of criteria for buying:

1) Wants - things you would really like to have in the property you buy, but that you could pass by, knowing that you are not likely to find all of these.  You could call things in this category a "plus".

2) Needs - things you find very important. If any of these is missing, you probably would want to keep looking, but if there is something similar, it would still be a consideration.  (in the example, if the property is 25 minutes from work but it fits all the other critera perfectly.)

3) Absolute Necessities - if these are absent (or present) it will automatically be a "no", even if everything else is perfect.

Here is an example:

Wants Needs Absolute Necessities

- maple trees in back yard

- attached heated garage

- swimming pool

- at least 15000 sq ft of land

- wood fireplace in the living room

- 4 bedrooms

- 2 baths (or 1 + a powder room and separate laundry room)

- quiet neighbourhood

- 20 minutes from work

- available by June 1st

- no big renovations to do

- not on busy road/ highway

- can park 2 vehicles

- not next to pig farm
