How do you know if a property listed on MLS® is fairly priced?

The Multiple Listing Service shows a price for each property but how would  a buyer know if the price is fair or on par with similar property in the area?

Licensed realtors have easy access to unbiased comparable information. This info - known as ‘comparables’ – shows details relating to the specific property and properties in the surrounding area, often giving more insight into the MLS listing.

We can also determine the buy-sell history of any property, whether other properties are for sale in the area, and whether or not there are competing offers – information which is very importantl in assessing the fairness of the listed asking price, and making an educated purchase offer.
