Buying a home, whether it is your first or your tenth, can be overwhelming. The condition and Seller's personal choices of decor and finishes of the home can be a distraction, but these should be looked past. Family photos and artwork can also be on display and should not hold any significance in your home buying decision. There may be things that need a little fixing, polishing or reworking, and it is best to look beyond the subjective negatives to find the happy foundation of what lies beneath. Here are a few things to ignore when house hunting:
- Wallpaper with floral boarders, chickens wearing bonnets, and the like. However challenged the design may be or feel like you are in a barn wallpaper can be removed completely. This can be an easy fix!
- Paint Colours can often affect how buyers respond to the house. This is a personal choice even in a "flip" situation where sellers aim for neutral tones that appeal to "everyone." Changing paint colours can be one of the easiest and least expensive changes to a home.
- Ugly carpet can be a deterrent to many buyers but this is also an easy change that can happen before moving in. We can also address the upgrades needed for the home at the time of presenting an offer which will help you have additional money to put towards small updates. Flooring options are quite extensive along with competitive pricing, so don't let this be a deal breaker!
- Dated appliances should also not be a deal breaker. Many times they are included in the home purchase price but they can also be easily replaced. If they are in working order, there is no need to replace them immediately but can be worked into your personal budget along with a time-frame of when you will replace them. - Funky smells and odours can be a strong deal breaker but it doesn't have to be! If there is a big mold issue, that is different, but certain food ordours and pet odours can be eliminated with a good cleaning. Just plug your nose and focus on the space and the bones of the home.
- Popcorn ceilings have really started to become a thing of the past. These are still in a great deal of homes so before the popcorn ceiling takes a potentially good opportunity from you, look past the bumps; this too can be changed!
- Older homes should not be seen as problems. Older homes have stood the test of time, quite literally! They tend to have a fabulous foundation, great bones, and character that newer homes cannot provide yet. With a little TLC the older homes could be a better option and many have already undergone extensive updates.
- Curb appeal is something we hear more and more and is now quite important. That said, some landscaping and a few hours spent outside could change the face of a home in very little time, effort and money.
- Lack of privacy can be a very real issue in urban settings, especially in newer developments. There are some really great privacy screens and foliage that could easily be added to take care of that. Remember that "hedges make great neighbours" and keep an open mind!
