Some thoughts on For-Sale-By-Owner Listings


Buyer clients of mine and I had a frustrating experience a few weeks ago with a For-Sale-By-Owner listing.

My buyer clients and I had both called the Seller to ask about viewing the property. I was told by the Seller that they lived out of town and could only show the home on one specific day that week at one specific time (5 days from the day of my call and at a time my buyer client would be at work). When I explained this time would not work for my buyers and asked about viewing it at a different time, this Seller actually laughed at my request. My Buyers had bad experience dealing with this Seller directly over the phone as well and eventually became "turned off" and decided not to view the home at all. These Buyers have since secured an accepted offer on a property that was listed with a Realtor and Sellers who were accommodating and willing to actually show their property.

Listing your property on your own can work in some situations, but the majority of buyers, especially in a market like this, are working with agents who likely don't even have FSBO listings on their radar. In this type of market, if you want to sell your property on your own, you at the very least need to be willing to WORK at it or buyers will move on. This job is not as easy as most people think! ;)
