    • Those interested in recreational, land investment or Waterfront living have different things to consider, such as Greenspace or Conservation area restrictions, Waterfront Tax premiums, Building Permit or Severance restrictions,
    • Condo or Lifestyle Residence Buyers should consider the Rules and Regs of Condo Corporations, what is included in Common Area costs, if it is likely that a building will have to dig into the Condo Reserve for capital expenditures/upgrades (based on its construction values).
    • Investors may like to understand the demographics of this growing lakeside community, on the Via Rail track and slated to be on the GO Train route in the coming years, or the value of buying now while interest rates are so very low.

    Denise studied Marketing and Advertising Administration at Durham Collge of Apllied Arts. After Graduating and establishing a career in various Ad Agencies in Toronto and New York State, Denise also went back to night school to work towards a Fine Art Degree at Rochester Institute of Technology.  Upon moving back to her home town of Cobourg, Denise decided to become a designated Realtor and studied the two year program at Orea Real Estate College, earning her License.  Governed by of the CREA and OREA professional standards associations, Denise stays current with ongoing educational requirements to maintain her status as a Regulated and Licensed Realtor in Ontario, including undertaking 24 credit courses within each two year period.  Various subjects are covered in these courses, such as Property Appraisal, Mortgage Financing, Negotiating Skills, New Technology, learning how to create or maintain an energy-conscious, Healthy Home, or even interior design and Feng Shui! As well Denise devours all trade-related articles from all resources possible to stay current on trends in Architecture, Building & Development, Home Decor, and Investment in Real Estate.

    Professional Background

    Denise has been a member and supporter of varous local-centric event groups, including the Shop Locally Committee. This group was organized to create awarness and encourage residents to frequent and support the local shops, services, organizations and events in Northumberland County. Shopping locally feeds so many other aspects of life in our county ~  encouraging businesses to remain available to us which also retains a thriving community.  Quality of life is very much helped along by the support of local businesses of our sports and entertainment events. Local suppliers of goods and services also help  to create local jobs.  Supporting a vibrant shops, services and entertainment sector directly relates not just on an intangible level to the opportunitites in the community but to the overall real estate value of the area.

    Personal Interests

    Denise pursues her interests in writing, painting and drawing. She has sold her art prints and art-printed home decor and apparrel at the Cobourg Waterfront Festival and through various retail shops and avenues, as well as donated it to be gifted or auctioned off at local fund raisers.  Denise is interested in supporting original art and has also helped to promote and book music acts throughout the US on a paying and volunteer basis.  Her interests include architecture, design, gardening, cooking, reading, film, tennis, beach volleyball, swimming, skating, hiking and canoing.  Travel is a big part of her life and she has enjoyed the experience of having lived in British Columbia, Alberta, Ontario, New York State. The Travel Bug has landed her throughout most of Canada and the US, as well as travels to Spain, France. Her breaks from the Canadian Cold have taken her to the beaches of Jamaica, St. Martin, Mexico, Key West and West Palm Beach ~ with a view to her next exploration soon!!  Throughout all of this, Northumberland County has always called her back for the quality of life and amenities enjoyed here...
