Hello. I just woke up from a long winter's nap. Actually I never really got that nap as the winter months proved a little bit of a slow down only in the industry. Then spring hit with a woosh! The Market is alive and kicking ~ hope everyone is enjoying this nice fresh start after a long time of feeling as though we have been in a "so so" market.
There has been a great increase in sales volume in the activity in the market. As of March end we were up in volume of sales approx. 27% That is great news for sellers combined with the fact that inventory is down about the same percent as of March end...less product and more demand makes the market move more swiftly and is usually a good indication that you are investing in the right area. Even if you are a Buyer and you are finding it hard to get that one house for a price you had hoped for, just remember that if the market is strong it means you are probably making a good investment.
Also, even if it is more competitive out there for the right house, the good news is that it is spring ~ the time of year when there is the most inventory and choice available . There are always Sellers out there who are at a given time more motivated than others. Life circumstances change and so does the need for specific life locations or spaces. That means it may be harder to get that great deal but if you sift through and look you can find negotiable Sellers in all markets.
I have personally been bidding against competitive offers on multiple deals lately ~ that is never a simple process but it is good news for the market overall. Just remember that if it is the most desireable property you can find, it usually is the most desireable property for at least one other out there looking. Try to remember that the market is what it is now, and forget the recent slower times if you really want that home. You may have seen some houses sit awhile on the market ~ most of those are moving off and sold now. If you are selling, and had been watching the market over the past two years, you may need to to revisit it to freshen your perspective.
