The market is going strong and healthy ~ In September the volume of sales was up approx. 7% from last September. We saw some shifts in where the sales were happening, with Port Hope enjoying a healthy increase in sales. The average dollar value remains around $247,000. There is strong activity entering into this first week of October. If you are looking for a home you will be finding a bit of competition in certain areas and price or style categories. Downtown Cobourg residences are hard to come by, for example, and especially if they are bungalows you are looking for. There is choice in other categories and price ranges or styles. If you are offering your home for sale during this busy time, and not getting a fair amount of attention, you may want to make some adjustments to your home's appeal, to do those few things that you thought people may "see past" or maybe even to rethink your marketing or pricing strategy, as property is definitely moving...November is traditionally more of a quiet month for sales ~ we shall see if activity calms down for the winter ~ I have a suspicion that we may just see above average volumes of sales going into the winter. One never knows though ~ I think it will depend on how many dark days ahead. People seem to move on things more when it is sunny and clear out...I see a trend...
