Hello Springtime! I am so lucky that I work in such a gorgeous area. I cannot stop marvelling at how the past couple of weeks seems to have been an explosion of lush and fluffy greenery, vibrant and soft coloured blossoms, happy birds and calming butterflies... It truly is almost a sudden change when you look down the street while driving and just cannot believe how the view transforms. Everything seems to have popped awake! Life is full ~ of colours, soft and perky sounds, and good vibrations.
And while the earth has been awakening, so seems to be the real estate market! The market has been going slowly but steadily better and better since the stalemate time of 2008 when things just stood still for awhile... but now we seem to be revving up to that level of excitement and busyness of the 2007 market. The almost 53% sales-to-listing ratio indicates a healthy market leaning towards a Seller's market. 60% sales to listing generally tends to be described as a Seller's market. Our inventory levels are lower and our sales volume is higher...That is possibly why I am happy to say in the past month I have been a little neglectful on my website -- because I have been so busy with dream-making (oh as well as taking in the sites and pleasures of Northumberland County in the springtime). Everything is full and the market is also full and vibrant! Happy to say I have had some good achievements ~ having sold three commercial condos on our Heritage King St West, with another offer pending on the the 4th one. This means there will be some exciting new shoppes coming our way soon. Stay tuned for more information! I have also sold a multiplex apartment building that is a gorgeous historic building ~ touted to be the first brick building in Cobourg with an inlaid-wood dining hall circa 1800's imported from Scotland! Cannot wait to see what the new buyers will be doing with that lovely building ~ they are presently planning their renovations and intend to preserve the historic integrity of the building while modernizing and possibly downsizing the number of units. Should be GRAND! I have also sold the current owners of that historic apt building a lovely vintage home in the country with plush lily of the valley filling up the entire front of the grounds, lilac trees, and lovely views from their acreage. Wonderful reno's will be taking place there as well, while preserving the vintage character of the building. Well, that is most of the news I can share ~ with some other irons in the fire (and hopefully some marshmallows in the fire too, as summer approaches ; )
