Derryanne has been selling real estate since 1992 in the Edmonton, Vancouver and Vernon markets. She brings extensive experience in condominium sales from the Vancouver market.
In 2006 Derryanne changed her focus from residential to commercial real estate specializing in leasing, multi-family properties, businesses, commercial buildings and land development.
Missing the connection she felt with her clients, Derryanne has now returned to her first love, residential real estate. Derryanne now works hand in hand with her business partner and brother Bill Hubbard, the commercial specialist in the North Okanagan, selling both residential and commercial properties, developing land and flipping revenue properties.
Professional Background
Derryanne began her real estate career in Edmonton (during the downward plummet of the 90's) with the successful completion of a number of stratification projects. Although she enjoyed her career, vacations in BC every summer began to draw her westward.
She moved to BC and specialized in the challenging condominium market of Vancouver, Burnaby, Richmond and New Westminster areas. She developed extensive experience with leaky condos and prides herself on never selling any of her clients a condo that turned out to "leak"!!
Desiring a more balanced lifestyle, Derryanne moved to Vernon and continued her real estate career. She worked with first time buyers, seasoned investors, empty nesters and everything in between.
Specialties
In 2006, after 14 years of selling residential real estate, Derryanne began the steep learning curve of Commercial listing and sales. Although many components of commercial real estate were the same as residential, learning about Proformas, Cap Rates, Triple Net and the very complicated job of establishing value of a business captured Derryanne's interest.
After a couple of years and many commercial deals, Derryanne missed the warm connections she had with her past clients and decided to return to the world of residential real estate although she still uses her commercial experience to help her clients buy and sell commercial buildings, land and businesses.
Education
Derryanne attended University of Toronto specializing in Math, Computer Science and Business.
Her varied interests lead her to take a bartending diploma, her clothing Designer Diploma and numerous sewing and design classes.
Derryanne is a firm believer in Real Estate Continued Education and every year takes numerous Real Estate courses to stay current in her profession. She has taken courses in both Basic and Advanced Condominiums, Ethics, Contracts, Agency, Risk Management, Contaminated Sites and of course Legal Update every year.
Personal Background
Derryanne was born and raised in Ontario, east of Toronto. After attending University of Toronto she became a computer programer for Stelco Steel in Hamilton. Moving to Edmonton, AB in 1989, Derryanne opened her own design and manufacturing company.
Buying and selling properties for her own personal use lead to building a real estate portfolio of rental properties. Facinated by the business of real estate, Derryanne decided to try it as a profession, a move she has never regretted.
Personal Interests
Derryanne enjoys travelling, acting, cooking, sewing her own clothing, knitting and gardening. Currently she is renovating her log home. In 2010 Derryanne will participate in her first TRIathalon. Much of her free time is now spent in the pool, on the bike or jogging around the city.
While she has already travelled to many parts of the United States, Mexico, Hawaii, England, Belgium, Germany, Switzerland, one of her favourite places to visit is Italy and in particular, Sardinia. With her aunt and cousins all living there, trips to Sardinia are much more than just a vacation!
