January began with a 'mini-rush' for new showings and house transactions. Unfortunately the month ended on a quiet note and overall, sales and listing volumes ended up about where they did this time last year - unchanged.
During January 2013 there were 109 home sales in Kamloops and surrounding area compared to 110 during the same month last year. There were 369 new listings during January compared to 364 last year and we exited January with 1,760 active listings compared to 1,750 last year. The median residential home price in Kamloops during January 2013 was $363,000 (not including condos or mobiles) compared to $373,000 at the same time last year.
While homes in the $280K to $320K range led the number of sales both years, this year showed a significant improvement for homes over $600K with 7 sales this past month compared to only 1 during the same time in 2012.
In terms of different areas of town, Brocklehurst again led the way with 13 sales followed by Westsyde and Pineview with 10 each. Still lots of zeros on the board for areas such as Sun Rivers and Westmount.
