Although the winter market is never great, the great weather in November, December and January has helped keep this market vibrant. Last week as the weather heated up and the snow melted, we had 2 offers accepted over the holidays.
Buyers and Appraisers still seem to continue to be holding prices down. In my estimation, the Calgary Commercial Market Values (and the surrounding markets of Strathmore, Drumheller, Airdrie, Brooks, etc) are still 8-10 percent off of their peak in 2007.
Buyers are seeking steady solid cash flows rather than speculating for the future as they once did.
If you price your property for the short term, it will sell in the short term. In today's market, this means we have to leave something on the table for the buyer.
