Legals
Both buyers and sellers of properties should be represented by independent legal counsel, as with any real estate transaction.
Insurance
Cottage properties may be insured locally or with your existing insurer.
Taxes:
5% GST is applicable on the sale of newly created lots and on new cottages built by developers for sale. Land transfer tax is payable on all property sales. PST is payable on chattels included in the sale
Water Systems
Most cottages rely on lake drawn water or wells for service and septic systems of one kind or another for wastewater. Buyers should be aware of the regulations and be prepared to ask the right questions. For detailed information, regulations and inspections, contact the Northwestern Health Unit.
Ontario Hydro
If possible, learn the account number of the vendor prior to calling for changeover. It just simplifies matters. Be prepared with the legal description of the property.
Bell Canada
Once again, it simplifies the process if you are able to get the telephone number of the previous owner. As with Hydro, they like to have a street address and many rural properties simply don't have one. The legal property description will suffice.
