Do you know how much your condo is currently worth? I don't mean what you paid for it or what the municipal assessment is; a condo's value is often calculated in price per square foot. The QFREB has just released stats for 2015.
Condos are grouped into 2 categories:
1. concrete buildings (four or more storeys)
2. wood and brick structure (usually less than four storeys)
According to the report, in the Montréal Metropolitan Area, condominiums in a concrete building recorded a median price of $293 per square foot, while those in a wood and brick structure posted a median of $220.
This also gets broken down into neighbourhoods. The highest price/sqft is found in the Ville-Marie area at $417/sqft. In second place,with a median price of $388 per square foot, is the Centre area, which includes Hampstead, Montréal-Ouest, Mont-Royal, Outremont and Westmount, The South-West, which includes Griffintown and St-Henri, follows closely with a median price of $386 per square foot.
