As a broker I can represent the interests of the buyer in a transaction. My obligations are to find the properties that suit whatever it is the buyer is seeking no matter who has the listing. Then to assist the buyer in viewing the properties pointing out pros and cons of the property and arriving at a fair offer price. Again this will involve consideration of other comparable sales in the area, consideration of other comparable listings and knowledge of whatever extras may have added to value. Then advice in what needs to be in the actual offer to protect the buyers interests. Such things as home inspections, conditions on water quality & possibly quantity, septic systems, insurance , WETT certificates when wood stove present, environmental concerns, gst and many other items. in most cases with a buyer agency agreement I still get paid through the mls system so do not necessarily expect to be paid by the buyer. HOWEVER that is an option that can always be discussed and perhaps buy a property cheaper as a result.
