Property Management

Building regulations (or Bylaws) are vital in building management.

In property management, it is important to have Bylaws for the building common rules, they shall be signed by the tenant at the same time of signing the lease, building regulations must be the same language as the tenant's lease.

The building regulations must be adapted to the needs of the property.

Credential

Walter Guy Laframboise is a real estate broker since 2002 in province of Quebec and was certified real estate broker in December 2006.

Over the past 5 years ibefore 2012, he taught at CEI (College d’Enseignement en Immobilier) in Montreal, to the real estate brokers and chartered real estate brokers in the following subjects:

- Introduction to the concepts of architecture
- Financial Mathematics
- Real estate appraisal for real estate brokers
- Building Management
- Income properties

During this period, he contributed to the success of more than 550 people to get their certification and accreditation by the OACIQ (Organisme d’Autoréglmentation en Courtage Immobilier du Québec) as real estate brokers and chartered real estate broker.

Despite his commitment to the CEI, Walter Guy Laframboise continued to grow and establish many professionals trust links with many clients who put his experience and know-how to profit for the purchase, the sale, the leasing and to manage property either commercial and residential.

Also until the reform of real estate brokerage in Quebec in 2011, Walter Guy Laframboise was assistant director of Century 21 Max-Immo for the Laval Office.

Real estate is the only investment that generates

My Commitments

 

 As your Buyer's Representative:

 

Understand your needs and I will find the commercial, residential or income property that meets your criteria and needs;

Help you get pre-qualified with a lender and find a property on budget;

For a commercial or income property it will meet the anticipated annual returns;

Identified, analyzed and make you visit the appropriate properties in the areas sought;

Make a brief visual inspection and comment on the general condition of the property before making a promise to purchase to anticipate expenses at short and medium term;

Provide you with a financial report for the acquisition of property coveted by taking into account the initial down payment, you clearly periodic payments to be made and the amount of transfer tax;

Write a promise to purchase adequate in relation to the property and its condition including conditional clauses for your protection;

Present and negotiate the purchase price on your behalf in your interest by making the representations required under the terms of the promise to purchase and taking into account the market;

Take steps to finalize obtaining the necessary mortgage to complete the transaction;

I will pay 50% of the fees for the building inspection (residential property only, up to $ 300);

Refer you to real estate professionals, such as: land surveyor, notary, Geotechnical, Building Inspector, etc..;

Be present at all stages of the transaction. Example: building inspection, property appraisal, notary, ground inspection (if necessary) during the complete visit of the property:;

Represent you and protect you throughout the process of the transaction.



As your Seller's Representative:

Make an assessment of the market value of the property to determine the listing price and sale price anticipated;

Make a complete tour of the property and suggest minor repairs (if necessary) to ensure that the price will not be set to low by a potential buyer on a promise to purchase;

Provide regular reports on the progress of the marketing of the property and on visits made by potential buyers;

Be present at all stages of the transaction. Example: building inspection, property appraisal, notary, ground inspection (if necessary) and during the first complete visit of the premises by the buyer;

Represent the seller and protect them during the entire process of the transaction.
